Answer: Basically, there are three classes of people who look at homes. The first is in a hurry to move. They may have been transferred or already sold their present home. These are the buyers. The second kind is looking for a real bargain. They look only for ads by owners and for thousands of dollars under fair market value. The third kind will never buy. They enjoy looking at homes for a pastime.
Since Realtors publish 85% of classified home sale ads, the 2nd and 3rd groups of non-buyers will be compressed into viewing only 15% of the ads. It makes sense to list with a REALTOR.
